Masonry, concrete and envelope repair for condominiums
Townhouse communities and low to mid-rise buildings. Reserve fund work, performance audit deficiencies and the repairs in between.
Ontario has a large stock of townhouse and low-rise condominium communities built from the 1980s onward, and much of it is reaching the age where masonry, sealants, balconies and garages come up in the reserve fund study at the same time.
Common work
- Repointing, brick replacement and lintel replacement across multiple units
- Balcony slab edge and railing post repairs
- Parking garage concrete and membrane rehabilitation
- Window and door perimeter sealant programs
- Sidewalk, step and walkway concrete replacement
- Foundation waterproofing and drainage at grade
Working with boards and consultants
We price from engineer-specified scopes, provide the documentation needed for progress certification, and give boards written scopes and photos they can circulate to owners. We access work by scaffold, mast climber and boom lift, which covers most buildings up to mid-rise height.
